we retired to lake 2007; there are about 25 waterfront homes in my immediate area, all good water; in 18 years I've never seen more than 1 home for sale at any one time in my area, (and that was rare as our area is safe, desirable, middle of lake), and usually under contract same day;  Elmore County usually mails property tax Valuation and estimated property tax notices in September, however this year , for some unknown reason, they were mailed in early June; within 1 week , 4 houses were listed, IMO due to the huge increases in Valuations, thus owners hoping to list at the higher valuations ; personally, my valuation increased $500,000; as of today, NONE of the 4 are under contract; IMO, 4 yrs of Biden admin changes to lending rules for conventional loans-- higher downpayments, and adjustments to interest rates for second home purchases have impacted sales and purchasers have taken notice
